Certificate of Use

All Businesses must obtain a Certificate of Use prior to occupying or doing business within the City of Eagle Lake. 

A Certificate of Use (CU) is a certificate that verifies a business operating in compliance with local zoning and building codes for its specific location.

What it is:

  • A zoning and safety confirmation: A CU ensures the business is allowed to operate in the specific zone and that the space meets safety requirements like those from the fire and building department.
  • A permit for operation: It serves as permission to operate a business legally in a particular physical location.
  • Often required in addition to other permits: In many Florida cities, you need both a Certificate of Use and a County Business Tax Receipt (or occupational license) to operate legally. 

A certificate of Use is required if you meet ANY of the following criteria:

  1. New Business/Organization
  2. Existing Business/Organization
  3. Change of Location
  4. Change of Name/Ownership
  5. Adding or Changing Use
  6. Remodel/Renovate/Deviate from original Certificate of Use

How to get one:

  1. Complete an application: Fill out the required application from your city or county.
  2. Gather documents: You will need the following information:
    1. An executed lease agreement or recorded title/deed for the property where the certificate is requested.
    2. A site plan of the property showing parking (number of spaces available) and entrances.
    3. A floor plan indicating square footage of the space and which meets all building code and fire safety requirements.
    4. A narrative describing the proposed use.
    5. All Business/County Licenses
    6. County Business Tax Receipt
  3. Submit the application: Submit it to the Zoning Department in Eagle Lake’s City Hall through mail, via email, or in person. The Zoning Department hours are Monday through Friday, 9:00am to 5:00pm.
  4. Pay fees: There may be fees associated with the application and inspection process. 

The original Certificate of Use MUST be posted at the business location at all times. Failure to conform to this provision can result in revocation of the Certificate of Use.
